How Stamp Duty Works in Northern Territory
Stamp duty (officially "transfer duty" in NT) is a state tax you pay when buying property. It's calculated on the purchase price or market value — whichever is higher — and must be paid before the property can be transferred into your name.
Northern Territory uses a unique calculation method: properties under $525,000 use a quadratic formula (D = 0.06571441 × V² + 15 × V, where V is the price in thousands), while higher-value properties pay a flat percentage of the full property value.
First Home Buyer Concessions in Northern Territory
Northern Territory no longer offers a stamp duty concession for first home buyers. Instead, the HomeGrown Territory Grant provides:
- $50,000 for eligible new home purchases
- $10,000 for eligible established home purchases
