How Stamp Duty Works in Queensland
Stamp duty (officially "transfer duty" in QLD) is a state tax you pay when buying property. It's calculated on the purchase price or market value — whichever is higher — and must be paid before the property can be transferred into your name.
First Home Buyer Concessions in Queensland
If you're a first home buyer in Queensland and meet the eligibility requirements, you may pay no stamp duty at all on properties up to $709,999, with a partial concession available up to $800,000.
Eligibility requirements typically include:
- At least one buyer is an Australian citizen or permanent resident
- Neither buyer (nor their spouse/partner) has previously owned Australian residential property
- The property will be your principal place of residence (not an investment)
- You move in within 12 months of settlement and live there for at least 6–12 continuous months
- No value cap applies to new homes (first-home buyers of new builds)

Foreign Buyer Surcharge in Queensland
